FHA Loan Changes
September 25th, 2008 9:05 AM

Minimum downpayment will be increasing from 3% to 3.5% effective October 1st, 2008.

Mortage Insurance Premium (MIP) will increase from 1.5% to somewhere between 2.25% and 3% effective October 1st, 2008.

Seller Funded Down Payment Assistance final underwriting must be completed by September 30th, 2008.

Conforming Jumbo Loan Limit Changes

The ceiling for Jumbo Loans will DECREASE from the current $729,750 to $625,500 effective January 1, 2009.

Update for Ventura County Real Estate

California Median Price in July of '08 was $475,000. Prices have declined 1.1% fom June of this year. Prices have declined 30.4% from July of 07. Sales volume has increased 25.6% from June of '08 and sales have increased 20.6% from July of last year.
